Our private/individual residential work is largely based in the Cambridge area and London and covers projects ranging from complete refurbishments, basement, ground and loft extensions, one-off buildings all the way to barn conversions. Much of our work is in conservation areas, whether in the city centre or in the middle of the countryside. We are used to and love working with very constrained and sensitive sites. Our work often involves delicate negotiations with planning authorities and the neighbours and we have an excellent track record in obtaining planning consents.

We offer a full design service or any of the following: feasibility studies, planning applications, detailed design, building control applications, tendering for the building works, contract administration and site inspections. We are often asked by our Clients to carry out interior design and advise on Party Wall issues.

Our work is strictly tailored to our Clients aesthetic and practical requirements. In addition, whether at design stage or during construction, we have methods in place to always keep our Clients in close touch with the development of the project. See also the How We Work section of this website then use the Back button to revert. For State of Design no project is too small and the same high level of attention to detail and consideration will always be given to both the individual and corporate client. Our work has invariably given great satisfaction to our Clients who will be very happy to offer testimonials. Please call or email us to discuss any of these aspects.

In-house experience and Passivhaus certification enables us to design houses or extensions to super energy efficient Passivhaus standard and in doing so, exceed the RIBA 2030 Challenge criteria. For many years our designs adopted Passivhaus design principles and exceeded building regulations standards without compromising on aesthetics or functionality. See our Sustainability page for further information.
